01

Design & Build

Concept design, detailed design, manufacturing and site management run under a single contractor. Costs are developed alongside the design, so the budget is clear before construction begins.

02 Interior Fit-Out

Turnkey delivery of a commercial space, whether it is a completed shell or already in use. In existing spaces we survey the site before works begin, identifying services and structure ahead of any strip-out.

08 Refurbishment Refurbishment

Phased works in spaces that stay open. Noisy and dusty activities are carried out outside working hours. Work areas are handed back ready for use at the start of every business day.

02 Projects

Work
delivered.

Scope, area and duration are listed for every project. The photographs are from completed works.

03 Sectors

The spaces
we work in.

Office, retail, hotel and restaurant projects. Scope is set by how the space is used, what it demands technically and when it has to open.

04 Process

From survey to handover,
five stages.

Each stage produces what the next one needs. Survey measurements shape the design, design decisions shape what gets bought, and lead times shape the site programme.

  1. Interior stripped out ready for refurbishment 01 / 05

    Survey

We visit the space, take measurements and identify the existing services and structure. Knowing the constraints before any design decision is what keeps the budget and programme accurate.

    Output
    Site survey report, Brief
  2. Working over technical drawings 02 / 05

    Design

Concept, layout and material decisions are worked up into the detailed design. Every decision is assessed for how it will be built and what it will cost.

    Output
Concept visuals, Detailed design, Material palette, Cost summary
  3. Coordination work over project drawings 03 / 05

    Planning and Procurement

The programme, procurement plan and subcontractor packages are prepared at this stage. Long lead items and sample approvals are dealt with first.

    Output
    Programme, Sample approvals
  4. Interior under construction 04 / 05

    Construction

Site runs on daily coordination and staged quality control. Because clashes between disciplines were resolved during detailed design, revisions on site stay to a minimum.

    Output
    Weekly progress report, Inspection records
  5. Workspace ready for use 05 / 05

    Handover

The snag list is consolidated and closed out through a defined handover process. As-built drawings, warranty certificates and operating information are handed over to the client. Items within the agreed warranty scope are addressed during the warranty period set out in the contract.

    Output
Snag list, As-built drawings, Warranty and O&M file

05 Approach

How
we work.

Whatever the scale or scope of the project, these four things are done the same way on every job.

01

One contractor, design to handover

Design, procurement, site and handover sit under single management. Anything that falls between disciplines is the contractor's to resolve.

02

Detailing

Junction details, joint alignments and tolerances are defined in the detailed design and checked against site measurements before manufacture.

03

Early warning

If a supply or manufacturing delay comes to light, the client hears about it the same day rather than in the weekly report.

04

One snag list

The snag list is drawn up as a whole and closed out to an agreed timetable, rather than left to drag on in stages after handover.

06 Materials

Quality shows where
two materials meet.

Build quality depends as much on how a junction is resolved as on the material itself. Junction details, tolerances and the installation sequence are designed alongside the material decisions.

  • Curved timber slat wall in a cultural centre foyer

    01 / 06

    Timber and Veneer

Grain direction, veneer matching and edge details are set on the drawings. Panel joints are positioned to the grid of the space.

  • Metal-framed display shelving along a corridor

    02 / 06

    Metal and Glass

Profile sections, glass thickness and installation tolerances are calculated together, and detailed so that no gasket or fixing is left on show.

  • Stone-clad spa interior with a carved basin

    03 / 06

    Stone and Flooring

Joint layouts, movement joints and transition details are resolved before installation. Level differences between floor finishes are taken up in the screed.

  • Meeting room lined with timber panelling

    04 / 06

    Acoustics and Ceilings

Acoustic surfaces, services above the ceiling and lighting are coordinated on a single reflected ceiling plan. In open-plan offices, acoustic performance is calculated during design.

  • Treatment room with concealed cove lighting

    05 / 06

    Lighting

Lux levels, colour temperature and fitting positions are set on the ceiling plan according to how the space will be used.

  • Full-height curved timber joinery with integrated balconies

    06 / 06

    Bespoke Joinery

Desks, storage and fitted furniture are drawn to the millimetre, manufactured in the workshop and installed on site in a single visit.
