Clinic waiting area and reception

Clinic and Healthcare Facility Fit-Out

In healthcare spaces, the works are planned around licensing requirements from the outset. Surface materials, ventilation and medical services are selected during design in line with the relevant regulations; changes made later get the work turned back at inspection.

01

Scope

Clinic fit-out scope is built around the type of unit and the licence being applied for. The items below can run under a single contract or separately.

  • Waiting area and reception
  • Consulting and treatment rooms
  • Hygienic wall and floor finishes
  • Ventilation and filtration
  • Medical gas and services
  • Electrical, low current and nurse call
  • Sterilisation and store layout
  • Fitted furniture and counter joinery

02

Hygienic surfaces and detailing

Cleanability is decided far more by the detailing than by the surface material. Flooring is coved up the wall rather than finished with a skirting, joints are kept to a minimum, and counter and basin junctions are detailed seamlessly. If these details are not defined in the detailed design, site falls back on standard workmanship and the work is rejected at inspection.

03

Patient and staff circulation

In a clinic layout, patient, staff and dirty utility routes should be kept from crossing. The flow between the waiting area, consulting rooms and treatment units is set at layout stage; it cannot be corrected later by adding partitions. Door widths are sized for stretcher and wheelchair access, and corridor turning circles are resolved accordingly. Step-free access is required under accessibility regulations and is typically among the items reviewed at licensing inspection.

04

Ventilation and the licensing process

For treatment rooms, air change rates, filter classes and pressure differentials between rooms are set by the regulations that apply to the facility type. The mechanical design is prepared to those figures, and post-installation measurements are documented. The drawings and certificates required for the licence application are built into the programme; more often than not, this is the item that determines the gap between completion and opening.

Frequently asked questions

Common questions about licensing, hygienic detailing and duration on clinic projects.

Do you support the licensing process?

The detailed design, mechanical design and manufacturing certificates are prepared in the format required for the licence application. The application itself is handled by the client or their consultant; we provide the technical file.

How long does a clinic fit-out take?

It depends on the size of the area, the number of units and the extent of the medical services. Licensing requirements are read into the programme from the start.

Can you work in a clinic that is still operating?

Yes. The work is split into zones, dusty activities are moved outside patient hours and the work area is separated with temporary hoarding. This approach extends the programme but keeps the service running.

A floor plan, the number of users and an approximate area are enough for us to assess your enquiry. If you do not have them yet, get in touch anyway; we fill in the gaps during the site survey.
