Hotel Guest Room and Public Area Fit-Out
In hotel projects the same room type is repeated dozens of times. That repetition makes detailing the most decisive stage of the project: a mistake in one junction detail is multiplied by the number of rooms.
01
Scope
Hotel work runs as two separate programmes: guest rooms and public areas.
- Guest room interior works and finishes
- Bathrooms and wet areas
- Fitted furniture and wardrobes
- Corridors and lift lobbies
- Lobby, reception and public areas
- Lighting and low current
- Acoustic insulation
02
Mock-up room
Before series production begins, a mock-up room is built and submitted for client sign-off. Materials, detailing, lighting levels, socket and switch positions and the installation sequence are all tested in that room. How the room furniture fixes to the wall, how the bathroom wet area is detailed and how the room performs acoustically are measured there too. Once approved, the mock-up becomes the reference standard for the remaining rooms. Since a detail resolved wrongly is multiplied by the room count, the mock-up stage lengthens the programme but lowers the cost.
03
Refurbishment in an operating hotel
In an open hotel, refurbishment runs floor by floor or block by block. The area under construction is separated from guest circulation, and delivery routes and working hours are agreed with the operator; lift and service corridor access is written into the programme. Noisy work is scheduled around occupancy, and where possible the rooms above and below the floor being worked on are taken out of sale. When fire detection is isolated in the work zone, the operator monitors that the rest of the building stays protected.
04
Public areas and the technical programme
The lobby, restaurant and meeting spaces are a separate programme from the rooms: they see heavier use and have different demands on material durability and acoustics. Flooring is chosen by traffic classification, and sound absorbing surfaces are set by a speech clarity calculation. Ventilation and services for the kitchen, laundry and plant areas are coordinated at the same time as the public area works.
Frequently asked questions
Common questions about mock-up rooms, working in an operating hotel and cost.
Can refurbishment be carried out while the hotel is open?
Yes. The work is phased by floor or by block, and the area under construction is separated from guest areas. The programme is built around the operator's occupancy calendar.
How long does a mock-up room take to build?
The mock-up room is built once material lead times are complete, and series production starts only after the client has signed it off.
How is the cost per room worked out?
Cost is calculated from the room type, the scope and the material standard selected. Once the mock-up room is approved, the unit cost is fixed.

A floor plan, the number of users and an approximate area are enough for us to assess your enquiry. If you do not have them yet, get in touch anyway; we fill in the gaps during the site survey.
